Today’s meeting of the Tabakfabrik Supervisory Board had significant items on the agenda. Under the auspices of the new Supervisory Board chairman, Mayor of Linz Klaus Luger, the board firstly passed a resolution to found a Tabakfabrik financing company as a subsidiary of TFL GmbH. The board furthermore decided to initiate a tendering process to find investors for the project ‘NeuBau 3’. In addition, the Board showed unanimity at today’s meeting concerning the removal of the non-heritage-listed intermediate warehouses in the east of the complex.
Mayor Klaus Luger considers the decisions made today are pivotal for the future of Tabakfabrik. “Today the Supervisory Board has taken important steps to decide the development of the complex. The initiation of the call for tenders for the reconstruction of Building 3 gives the City of Linz the opportunity to set a particular architectural focus,” says Mayor Luger.

Today the Supervisory Board tasked the Management Board to found a Tabakfabrik Financing GmbH. Object and purpose of this company is exclusively to raise funds on the capital market to finance the refurbishment of facilities, annex constructions and renovations and of appropriate operating and trading facilities for properties within the grounds of Tabakfabrik.

The initiation of the call for tenders for NeuBau 3 (New Building 3) necessitates a subdivision of the grounds of the Tabakfabrik complex. The grounds are to be subdivided so that the non-heritage-listed building (Building 3) on the west side becomes a separate real estate plot. Moreover, the easements required to lay the lines for the new tram line 4 and an underground tram station have been granted. With the aid of experienced external experts, the City of Linz will then write up and announce a call for property development proposals. The aim is to determine the best submission – consisting of a price quote for development rights on the subdivided land, a subterranean parking lot and a proposal for development of the site – from a financial, urban planning and urban management perspective.

A further item on the agenda was the removal of the non-heritage-listed intermediate warehouse. The Board unanimously voted to break through to the former indoor meat market and the Danube port canals immediately to the east, closest to Tabakfabrik. This clearance allows the site to be opened up in all directions. The project is also supported by the Laska family, who own the adjacent building.
“The success of Tabakfabrik essentially depends on how much of the site develops into a creative environment with high innovative potential. This development is enabled by the construction of a new Building 3 and the opening of the east side of the property,” said Mayor Luger. “To me, the fact that we are placing greater emphasis on the future colonisation of the former factory also seems to be a major point. The aim is for future tenants to strengthen the creative milieu and act as catalysts for the city’s development.”
